Flooding is dangerous and costly. It can lead to loss of property and can dramatically reduce your home's value. No wonder flooding is not covered by traditional homeowners' insurance; you need a separate flood insurance policy, especially if flooding is frequent in your area. If you're unsure about flood insurance, consider the following scenarios. If You Live Near A Body Of Water
If your property is near a river, stream, or artificial body of water, it's likely these can overflow even with just a small amount of rain. If you have experienced an overflow before, it's expected that this can happen again. Protect your home by adding flood insurance on top of your traditional homeowner's insurance. If Your Property Is On A Dry Or Flat Area Dry earth or soil won't absorb water quickly, and thus, even a small amount of rain can turn to a flood in no time. Also, flat areas can become flooded quickly as there is no other lower area where water can run off to. If you live in any of these areas, your insurer may likely recommend flood insurance with your current policy. If You Live In An Area With Heavy Snowfall Snow is great when it's cold, but ice and snow will melt once the temperature peaks, causing flooding. Heavy snowfall can also flood an area that's not previously affected by rising water. So if you live in an area where there's a lot of snow or snowfall is becoming more severe year after year, consider adding flood insurance in your homeowner's plan. If You Live In A Neighborhood With Poor Drainage If you are located in a city where there are old or insufficient drainage systems, then flooding may happen anytime. Old systems may not have the capacity to take a lot of water, or maintenance may have been neglected over many years. If you have experienced flooding due to faulty drainage systems, then this is an excellent time to get additional flood coverage for your property. To altogether avoid paying higher premiums and buying flood insurance, consider flood risks before buying a new home. Most areas with higher flood risks require homeowners to secure flood insurance. Natural disasters can occur any time of the year, that is why it is better to come prepare than nothing especially if you live in location mentioned in the article.

Thanks for helping me understand that a flood insurance policy is needed when you live in an area where it snows heavily. As you said, this is because there can be rising water when they start to melt. I will definitely follow your advice now that it will be our first time living in an area where it snows in the area next month.

Thanks for pointing out that we need flood insurance when we live near a body of water. As you said, this would be necessary since there could be water overflowing when there is rain. I guess I need to include this coverage when I start looking for an insurance agency this month so that I have the proper policy before moving into the new house that I just bought.

I appreciate what you said about having policies for heavy flood damage. I don't have a policy that covers anything. I'll have to consider getting an agent to help me through the premiums.

When most people think about insurance, they think about car insurance, health insurance, or homeowners insurance. But what about flood insurance? Flood insurance is not as commonly known or discussed as other types of insurance, but it is just as important. Flooding is one of the most common and costly natural disasters in the country, and chances are good that you will need flood insurance at some point in your life.
